Josh Rangel — Owner and the Reason Every Install Goes Right

I started RKC Wood Care Pros in 2021 because I saw too many Kansas City homeowners dealing with fences that leaned by the first hard winter — posts set too shallow, permits skipped, nobody around to fix it. The KC frost line sits at 30 to 36 inches. A post set shallower than that has a hard time staying plumb. I built this company around a simpler standard — every post at 36 inches in poured concrete, every time.

The "Wood Care" name is where it started. My first jobs were staining and sealing cedar fences across Johnson County. Customers kept calling me back for vinyl installs, chain link repairs, ornamental iron, gates, and commercial work. Rather than refer them out, I built a crew that could handle it all in-house. Today RKC is a full Kansas City fence contractor — every material, every gate, every long-term care service — and the original commitment to craftsmanship stuck.

Every post, every install. We set every post at 36–42 inches in a bell-bottom concrete footing with drainage gravel at the base — below the KC frost line. Posts set at 18–24 inches sit above the frost line, and those fences tend to tilt within a couple seasons.

Staining and Sealing In-House

The same company that installs your fence maintains it. Most fence jobs get handed off to a separate staining crew two years later. We keep it in-house — staining within 30 days of install, re-coating on a 2–3 year cycle, and keeping records on every fence we've built. The fence and the finish come from the same crew.

You sign off on every post, panel, and gate before the final invoice goes out. We walk the line with you, check plumb on every post, confirm gate swing and latch, and document the install with photos. Anything off gets fixed before we leave.

Installation

How long does a fence installation take in Kansas City?
Most residential installs take 1–3 days of on-site work once permits clear and materials arrive. The full timeline from estimate approval to completed install is typically 3–6 weeks depending on season and permit turnaround. Kansas City MO permits through CompassKC can take 3–4 weeks alone; Olathe and Overland Park are faster at 1–2 weeks. We handle all permit paperwork — you don't chase city hall.
How deep should fence posts be set in Kansas City?
At least 36 inches, and ideally 36–42 inches depending on fence height. Kansas City's frost line sits between 30 and 36 inches. A post set shallower than that sits above the frost line — which means 80+ annual freeze-thaw cycles can push it up and out of plumb within 2–3 seasons. RKC sets every post at 36 inches minimum in poured concrete, bell-bottomed at the base, with drainage gravel underneath. Standard on every install.
Do I need a permit to install a fence in the Kansas City metro?
Almost always, yes. Olathe, Overland Park, Lenexa, Leawood, Shawnee — every Johnson County city requires a fence permit and enforces height limits (usually 6 ft rear, 4 ft front). Kansas City MO uses the CompassKC portal with a 3–4 week review window. Some cities also require an 811 utility locate before digging. Permits are included in our estimate — we file everything on your behalf.
Cedar vs. pressure-treated pine — which should I choose?
Cedar for looks, pressure-treated pine for budget. Western Red Cedar has natural oils that resist rot and insects — weathers to silver-gray if unstained, lasts 15–25 years with a re-stain every 2–3 years. Pressure-treated pine is chemically infused, lasts 12–18 years, runs $18–$28/LF vs. $22–$35/LF for cedar. Pine warps more in KC humidity and must cure 30 days before it takes stain properly. If the fence is visible from the street, go cedar. If it's a back-lot utility fence, pine is fine.

What fence materials does RKC install?
Every material. Western Red Cedar and pressure-treated pine, UV-stabilized vinyl (Catalyst and SimTek lines), galvanized and vinyl-coated chain link, powder-coated ornamental iron and aluminum (Catalyst and Ameristar), pool- and pet-safe picket, and commercial-grade security fencing. Which fence material lasts longest in KC weather?
Ornamental aluminum and steel are the longest-lasting — 30–50 years with minimal maintenance. Vinyl comes next at 25–30 years. Cedar lasts 15–25 years if re-stained on a 2–3 year cycle. Pressure-treated pine is 12–18 years. Chain link is 15–20 years before the top rail starts to sag. The "right" material depends on your property, your budget, and how much maintenance you want to do — we walk you through the tradeoffs during the estimate.
Are your materials from name-brand manufacturers?
Yes. We source through Master Halco — the largest fence distributor in North America — which gives us access to Catalyst, SimTek, Ameristar, and every major manufacturer. You get the same materials installed on Fortune 500 campuses and municipal properties. No off-brand panels, no mystery hardware. Every product we install has a published manufacturer warranty.

How much does a fence cost in Kansas City?
Cedar privacy runs $22–$35 per linear foot installed. Vinyl privacy runs $28–$45. Chain link runs $10–$18. Ornamental aluminum runs $30–$55. A standard 150-foot residential backyard fence costs $2,000 to $7,000 installed depending on material and style. Do you require a deposit?
Yes — a modest deposit is required to schedule your install and cover material ordering (manufacturers won't accept returns on custom-cut panels). The balance is due only after the final walkthrough, when you've inspected every post, panel, and gate yourself. We don't leave the job site with an invoice outstanding.
Do you offer financing?

HOA & Permits

Do you handle HOA approval?
Yes. Most Johnson County HOAs require architectural review board (ARB) approval before any fence install. We review your covenants, prepare the ARB application with material specs and site drawings, and submit it on your behalf. South Overland Park (Blue Valley) and newer Olathe developments south of 151st tend to have the strictest rules — we know what they approve and what they reject, and we steer you toward materials that clear the first time.
Which KC cities require fence permits?
Essentially all of them. Olathe, Overland Park, Lenexa, Leawood, Shawnee, Prairie Village, Mission, Gardner, Spring Hill, Bonner Springs — and on the Missouri side, Kansas City MO (CompassKC), Lee's Summit, Independence, Blue Springs, Liberty. Each city has its own height limits, setback rules, and corner-lot visibility requirements. Our crew pulls permits in every jurisdiction we work in — it's included in the estimate.

Repair & Maintenance

Do you offer fence repair?
Yes — storm damage, leaning posts, rotting boards, broken gates. Common repairs we handle: frost-heave post correction, concrete footing replacement, wind-damage section rebuilds, kick board replacement, sagging gate hinge replacement. If more than 40–50% of a fence is damaged, full replacement usually makes more financial sense than patching — we tell you honestly when that line is crossed.
How often should I re-stain a wood fence?
Every 2–3 years in Kansas City's climate. The combination of intense summer UV, heavy rain, and 80+ annual freeze-thaw cycles breaks down stain faster than milder climates. Skip the re-coat cycle and a 20-year fence turns into a 10-year fence. We stain in-house using semi-transparent penetrating stain with a spray-and-back-brush technique, and we keep records on every fence we've ever built so we can call you when your re-coat is due.
What if my fence is damaged in a storm?
